Why You Need a Real Estate Agent for New Construction

If you’re looking at new construction, you might be thinking, "Why do I need a Real Estate Agent? The on-site agent is right there on the property, they know everything about the house." While that may be true, their main role is to represent the builder or developer and promote their homes to potential buyers, NOT to represent you. 
 
On-site agents typically provide information about the homes, the construction process, and the builder or developer's reputation and track record. They are responsible for assisting buyers with the sales process, answering questions and/or address concerns. They may also be responsible for negotiating the terms of the sale on behalf of the builder or developer, or at least acting as the middleman. All super important if you are the builder, but as the buyer, you need your own advocate and adviser to act on behalf of *your* best interests and make sure *you* are protected. 
 
A Real Estate Agent will be able to show you multiple communities as well as other homes to help you find the best deal, then negotiate favorable terms and answer any questions on tricky builder contracts. We will guide you through lot selection and design choices, connect you with top lenders, make sure you get all the necessary inspections (yes, new construction needs to be inspected too!), keep track of build timeframes, and be a second set of eyes at your blue tape walk through.
 
Here’s the other secret the on-site agent doesn’t want you to know. You most likely won’t get a better deal going straight to the builder as compensation for the buyer's representation is typically accounted for when they calculate list prices. Just make sure your Real Estate Agent is with you on your first trip to the community!
