New Construction Inspections

New construction has become more popular given the inventory shortage we have been seeing the last couple of years and a lot of buyers also just like the idea of buying something that has not been lived in. Generally, new means fewer high dollar repair bills and of course having coverage under a builder warranty is a nice perk.
 
That said, NEW does not always mean problem free. Have you seen how fast some of these builders are slapping up homes?! I highly recommend hiring your own ICC code certified inspector to perform the following inspections during the build:
 
Pre-Pour Foundation Inspection: Takes place prior to pouring the concrete for the foundation & slab. Involves assessing the site preparation, forms for the concrete, depth of the footings, the rebar used for reinforcement, and plastic sheeting used to prevent moisture from seeping up through the slab.
 
Pre-Drywall Inspection: Takes place after framing is complete, utilities are roughed in, and windows are installed but before insulation or drywall. Inspection reviews all framing (roof, floors, stairs, walls, ceilings, etc.), electrical wiring, plumbing lines, and ductwork for code compliance. This one is so important!
 
Final Inspection: Similar to a resale home inspection, this takes place when the house is near completion and appliances are in. In most cases, the builder will fix any items identified prior to your final walk through before closing. 
 
11 Month Warranty Inspection: The builder has a 1-year warranty so it’s a great idea to bring the inspector back at 11 months to identify any items that the builder needs to correct before the homeowner signs off on the 1-year warranty.
