Your home deserves more than just a sign in the yard and crappy iPhone photos. When you sell with me, you get a strategic partner with a proven plan. Every listing includes a personalized marketing strategy designed to showcase your home in the best light plus access to exclusive marketing tools (more on that below!) I will guide you every step of the way making sure you’re never left wondering “what’s next” or “what’s going on” while keeping your priorities front and center.
We will walk your home and discuss any items that could be done to prepare your home for market and any projects or updates that could potentially increase your home’s value and appeal. At minimum you will want to deep clean, de-personalize, and de-clutter the home, using a professional or my room by room home prep checklist. I can connect you with my amazing vendor partners for any repairs or updates you’d like to take care of to make the home shine.
Understanding the market is *crucial* in determining your list price. I will study the past sales in your area as well as the active and pending listings and prepare a comparative market analysis (CMA) to guide our list price. Many sellers want to “price high to leave room to negotiate” which is truly never a good strategy. Pricing too high will lead to less traffic, resulting in fewer potential offers and loss of leverage.
Every single home I list will always be photographed by a professional and will include 2D floor plans of each level of the home. Beyond that, we will come up with a custom plan tailored to your specific home which may include professional home staging, professional videography, 3D floor plans, social media campaigns, email campaigns, open houses, and Zillow Showcase - an exclusive premium listing placement available to just 10% of agents in each market.
Once your home hits the market, it’s go time! You’ll want to stay flexible for showings and do your best to keep the home in “show-ready” condition so we can make a great first impression. I’ll handle all communication with agents and unrepresented buyers, so you won’t need to worry about fielding calls or questions. After each showing, I’ll follow up with the agent for feedback and share anything helpful with you so we can stay informed and adjust our strategy if needed.
When we receive an offer, we will evaluate it across all components – not just price – to determine how to move forward. These components include length of contingency periods (due diligence, financing, appraisal, home sale, etc.), type of buyer (cash vs financed, VA, FHA, etc.), pre-approval and lender, closing timeline, closing costs, earnest money, buyer agent compensation, and any special requests or stipulations. We can accept the offer as is, reject it outright, or counter with modified terms.
A lot of the seller side of the contract to close process is a game of “hurry up and wait.” Shortly after the contract is binding the buyer will likely schedule a general home inspection and may request access to bring in additional contractors for quotes or evaluations. It’s important to stay flexible and accommodating during this time so we can keep things moving smoothly. It’s common for buyers to request repairs or concessions based on their findings, so be prepared for a bit of negotiation. We will also need to take care of the appraisal, title search, HOA letter if appliable, mortgage payoff, buyer utility request, and of course – MOVING!
Sign the papers, make sure your wiring instructions are correct (definitely don’t want those proceeds going to the wrong place!!), hand over the keys, and pop the champagne. You sold your home!
