Before we dive into the home search, I’ll help you clarify your "needs" versus "wants" so we can stay focused on what truly matters—then I’ll set up a customized search, including off-market options, to make sure you never miss a great match. Once we’re out touring homes, I’ll guide you through the process with smart strategies for evaluating each property, staying focused on the big picture, and making sure nothing gets overlooked.
You’ve found the one and this is where it starts to get real!! I will always call the listing agent to develop rapport an determine the sellers priorities so we can make sure we’re crafting the most compelling offer possible.
In a perfect world, this is the quickest step. Your offer gets accepted as is, and boom – we’re under contract! In reality, there’s usually a bit more to it. It’s important to stay calm and opened minded during negotiations and above all – remember we’re all working toward the same goal.
Once you're under contract, the due diligence period begins—this is your window to schedule inspections, gather repair quotes, and ensure the home is truly the right fit. I’ll guide you through every step, from submitting your earnest money and coordinating with your lender and closing attorney, to navigating any necessary negotiations. It can feel overwhelming, but with my trusted vendors and hands-on support, you’ll feel confident and informed as we move through each step together. Once due diligence is complete, we’ll have a few more things to check off before closing, including the title search, appraisal approval, securing homeowners insurance, setting up utilities, wiring funds, and completing the final walkthrough.
